By accessing or using the Bhumikaa platform, you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use our platform.

You must register for an account to access certain features. You agree to provide accurate, current, and complete information during the registration process.

Sellers must complete our mandatory verification process to list properties. Providing false information may result in immediate account suspension.

You agree not to use the platform for any unlawful purpose or to engage in any fraudulent activity. This includes posting false listings, spamming users, or attempting to circumvent our security features.

All communication on the platform must be professional and respectful. Harassment of any kind will not be tolerated.

Listings on Bhumikaa must comply with the Real Estate (Regulation and Development) Act, 2016 (RERA) and respective state rules like TS-RERA (Telangana) where applicable. Sellers warrant that any registered projects display valid RERA numbers.

Bhumikaa is an advertising platform and does not independently verify RERA registrations or title clearances. Buyers must independently verify listing information on official government RERA portals (e.g., rera.telangana.gov.in).

We reserve the right to remove any listing that violates legal guidelines or policy declarations without prior notice.

The Bhumikaa platform, including its logos, design, and software, is the property of Bhumikaa and is protected by copyright and other intellectual property laws.

Bhumikaa operates as an online marketplace and technology platform (intermediary) under Section 79 of the Information Technology Act, 2000.

Bhumikaa connects buyers, renters, owners, and verified agents. Direct owner listings incur zero platform intermediary fees, and any agent postings disclose service fee terms upfront. Bhumikaa itself is a technology intermediary and does not act as an agency or represent either side of transactions.

The services offered on the website are solely technological search, listing, and communication functionalities to facilitate transparent interactions between users.

Bhumikaa is a platform that connects buyers and sellers. We are not a party to any transaction between users. We are not liable for any damages or losses arising from your use of the platform or from any transaction you enter into.

We reserve the right to modify these Terms at any time. We will provide notice of any changes by posting the new Terms on this page. Your continued use of the platform after such changes constitutes your acceptance of the new Terms.

In accordance with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021, we have established a grievance redressal mechanism.

We will acknowledge your complaint within 24 hours and aim to resolve it within 15 days of receipt.

Bhumikaa offers an Ambassador Referral Program where verified users can earn a 15% cash reward cut on subscription upgrade fees paid by their referred signups.

Self-Referrals Prohibited: Creating multiple accounts, self-referring to earn rewards, or using duplicate device IDs/IP addresses to simulate referral traffic is strictly prohibited. Violators will have their accounts immediately terminated and all earnings forfeited.

Payout Settlement: Payout requests can be submitted once your available balance reaches a minimum threshold of ₹500. Settled amounts are processed to your designated UPI ID or Bank Transfer details within 7-15 business days following manual admin verification.

Bhumikaa reserves the right to amend referral reward percentages, payout thresholds, or discontinue the program at its sole discretion upon posting updates on this page.
